All properties leased through Summer Property are placed on summerproperty.com.au. We are also able to arrange a floor plan, professional photography, drop cards and a personalised sign board should you desire.

The Summer Property Management team will look after your property as if it were our own. How do we this?.... Its simple!

  1. Inspections: All prospective tenants inspect your property accompanied by one of our team members.
  2. Applications: All applications for tenancy must be submitted to our office with 100 points of identification to ensure effective screening and quality tenants, References are thoroughly checked and feedback passed onto the owner for consideration and approval.
  3. In-going Condition Report: All leases include a detailed 4 page inspection report outlining the condition of the premises to be kept on file for the duration of the tenancy. The details of this report are referred to at the out- going bond inspection.
  4. Periodic Inspections: All properties managed by Summer Property are inspected after the first 3 months and every 6 months thereafter. This process ensures that your property is well maintained throughout the tenancy. A report is subsequently posted to you and issues which arise as a result of the inspection are dealt with as per your instructions.
  5. Vacating Procedures: Upon receiving notice of the tenants’ intention to vacate, you are advised in writing of the vacating date and proposed bond inspection date – which we urge all landlord’s to attend. The tenant is also sent a copy of our vacating guide which advises them of their responsibilities in relation to cleaning and returning of all keys.
  6. Landlord Statements: Summer Property disburse funds and provide landlords statements at mid month and in the last day of every month. At this all monies held are directly transferred to your nominated bank account and the statement and copy of all outgoings for the month forwarded to you for your record. At the end of the financial year we forward an income & expenditure statement for each individual property for taxation purposes.
  7. Rent Reviews: The team at Summer Property regularly review rental figures on all properties. We will then write to you advising of our opinion in relation to your property’s worth in the current market and whether an increase is considered necessary. Our aim is to maximize the return on your investment whilst also ensuring you best possible long- term tenant.

Condition Report

This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition. This is the last inspection carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys. The Property Condition Report is used at this inspection and each item is checked off to make certain that the property is in the same condition as when the tenant took possession. It is at this inspection that any items that need to be rectified by the tenant are identified.

Routine Inspections

Routine inspections are conducted 3 months after a tenant first takes possession of the property and are then conducted yearly. These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required. A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the Property Management Team will contact you to discuss items noted on the report.

Reference Checks

Checks are conducted on all tenants, individuals and companies, applying for a property through Summer Property Management. Within Australia there are two databases used by Real Estate Agents to lodge and check bad tenants. These are Tenant Reference Australia (TRA) and TICA. Any individual/company who has rented through an agency that uses these databases and has defaulted in some way will be lodged on these databases. This can greatly reduce your chances of getting a tenant with a previous bad rental history. Comprehensive reference checking is carried out on all prospective tenants and a 100 point ID validation process is used to confirm identity. We never hand out keys for inspections and all prospective tenants are personally shown through your property so we can further gauge their suitability.

Rental Payment Options

Tenants have several options to pay their rent, leaving no excuse for late payments. – Bank Deposit Books – By cheque or money order – Internet Banking – Direct debit from their nominated bank account, We will supply the tenant with our account details to arrange an automatic transfer.

Owner Payments

At the end of every month all monies held, unless instructed otherwise, is paid you by way of electronic transfer to your nominated bank account. Mid month payment can also be arranged which can shave dollars off your mortgage. A statement is issued at the same outlining the debits and credits for the month.
